Why Sellers Trust DVC Sales

By Mark Webb, Licensed Real Estate Broker | Last Updated: May 2026

Selling your Disney Vacation Club contract on the resale market puts you in control of your price and your timeline. You need a licensed Florida brokerage that treats your sale like their own investment.

Why Choose DVC Sales

What makes us different from every other DVC broker

Our 6.9% commission is the lowest in the DVC resale industry, and there are no admin fees or hidden charges on top of it. Most brokers charge 10% or more. On a $20,000 contract, that difference puts an extra $620 in your pocket at closing.

Our team includes former Disney Vacation Club sales professionals with 25+ years of insider knowledge. We understand how use years, banked points, and resort demand affect your contract's value, and we price your listing to sell without leaving money on the table.

Your contract is syndicated across 3 MLS platforms the moment it goes live, putting it in front of thousands of qualified buyers who are actively searching for DVC resale contracts. More eyes on your listing means faster offers at stronger prices.

You will never wonder where your sale stands. We send updates at every stage, from listing to offer, through Disney's Right of First Refusal review, and all the way to closing. Email, text, or phone, however you prefer to stay in the loop.

List your contract in minutes from your phone or computer. Our platform gives you a real-time dashboard where you can track offers, view market comparisons, sign documents electronically, and monitor your sale from start to finish.

DVC Sales is the only broker that protects sellers from buyer attempts to negotiate closing costs onto your side of the transaction. Your responsibility is the broker commission and Disney's $150 estoppel fee. That is it. No surprises at the closing table.

What Selling DVC Actually Looks Like

If you've never sold a DVC contract before, the process probably sounds more complicated than it actually is. You fill out a short listing form, we confirm your contract details with you by phone, and your listing goes live the same day. That's it for your part. From there, we handle the marketing, the buyer inquiries, the offer negotiations, and the closing coordination.

Most contracts sell within 30 to 90 days depending on the resort and how it's priced. Popular home resorts like Saratoga Springs, Old Key West, and Bay Lake Tower tend to move fast. Smaller resorts like Hilton Head or Vero Beach can take a bit longer, but we'll give you an honest pricing recommendation up front so you're not sitting on a stale listing for months.

How Our Commission Actually Saves You Money

Here's the math. Most DVC brokers charge somewhere between 9% and 10% commission. Some tack on admin fees or processing fees on top of that. We charge 6.9% flat. No admin fee, no processing fee, no fine print.

On a 200-point Saratoga Springs contract that sells for $22,000, a 10% broker takes $2,200 from your proceeds. At 6.9%, your commission is $1,518. That's $682 more in your pocket. On a larger contract, say 300 points at Riviera selling for $40,000, the savings jump to over $1,200. And unlike some brokers, we don't charge the buyer a separate fee that gets baked into a lower offer price. Our 6.9% is the total cost.

What Happens After You Get an Offer

When a buyer submits an offer, you'll get notified right away by email and text. You can accept, decline, or counter directly from your dashboard. If you accept, we send the contract to both parties for electronic signatures. No printing, no scanning, no trips to FedEx.

After both sides sign, the contract goes to our closing team who coordinates with the title company and Disney. Disney has a Right of First Refusal period (usually about 30 days) where they can choose to buy back the contract at the agreed price. They waive most contracts. If Disney does exercise ROFR, the sale is cancelled and your listing goes right back up at no cost to you.

Once Disney waives, the title company handles the deed transfer, and you get paid. The whole process from accepted offer to closing typically runs 45 to 60 days. We keep you posted every step of the way.

What You're Responsible For as a Seller

Your costs are straightforward. You pay our 6.9% commission and Disney's $150 estoppel fee. The buyer pays the closing costs and Disney's $500 administration fee. That split is standard across the industry, but here's where we're different: we don't let buyers negotiate those costs onto you during the offer process. Some brokers allow that, and sellers end up paying an extra $500 to $700 they didn't expect. We don't play that game.

If your closing falls between January and November, the buyer reimburses you for annual dues on the current year's bankable points. If you close in December, no reimbursement is needed for current year points. It's a clean, predictable process.

We're a Licensed Florida Real Estate Brokerage

DVC Sales isn't a marketplace or a listing board. We're a licensed real estate brokerage based in Winter Garden, Florida, about 15 minutes from Walt Disney World. We hold an active Florida real estate license and carry errors and omissions insurance. Every transaction runs through a licensed title company with funds held in escrow until Disney approves the transfer.

We've closed thousands of DVC contracts over the past 25 years. Our team answers the phone seven days a week at (407) 205-1435. If you have a question about your listing or your closing, you'll talk to a real person who knows your file.

I’ve dealt with Mark for over 20 years, he’s always available to answer my silly questions, and give honest advice, even if it’s to his detriment. When the time comes to sell, Mark will be my first call.

Mitzi and I couldn't have had a more positive experience as the one which we had, in selling some of our DVC points through DVC Sales with Mark and Lori Webb. and their staff. The whole process was transparent, seamless and we were being fully briefed as to the. progress. Thanks to Mark we were kept aware as to what was happening with the listing, with the ROFR bu Disney, and with the closing process completed, all in a short months' time. We couldn't have asked for a better group than DVC Sales for the sale. they were honest . amd truly caring on our behalf. Mitzi and Lee Tucholski

Just sold some of my points and Mark and Lori were wonderful. I’m very, very happy with the experience. I got an excellent price and now someone else gets to enjoy just a bit more of DVC. The website is great to work with too. I will always use DVC Sales and encourage you to do the same.

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
