What Selling DVC Actually Looks Like
If you've never sold a DVC contract before, the process probably sounds more complicated than it actually is. You fill out a short listing form, we confirm your contract details with you by phone, and your listing goes live the same day. That's it for your part. From there, we handle the marketing, the buyer inquiries, the offer negotiations, and the closing coordination.
Most contracts sell within 30 to 90 days depending on the resort and how it's priced. Popular home resorts like Saratoga Springs, Old Key West, and Bay Lake Tower tend to move fast. Smaller resorts like Hilton Head or Vero Beach can take a bit longer, but we'll give you an honest pricing recommendation up front so you're not sitting on a stale listing for months.
How Our Commission Actually Saves You Money
Here's the math. Most DVC brokers charge somewhere between 9% and 10% commission. Some tack on admin fees or processing fees on top of that. We charge 6.9% flat. No admin fee, no processing fee, no fine print.
On a 200-point Saratoga Springs contract that sells for $22,000, a 10% broker takes $2,200 from your proceeds. At 6.9%, your commission is $1,518. That's $682 more in your pocket. On a larger contract, say 300 points at Riviera selling for $40,000, the savings jump to over $1,200. And unlike some brokers, we don't charge the buyer a separate fee that gets baked into a lower offer price. Our 6.9% is the total cost.
What Happens After You Get an Offer
When a buyer submits an offer, you'll get notified right away by email and text. You can accept, decline, or counter directly from your dashboard. If you accept, we send the contract to both parties for electronic signatures. No printing, no scanning, no trips to FedEx.
After both sides sign, the contract goes to our closing team who coordinates with the title company and Disney. Disney has a Right of First Refusal period (usually about 30 days) where they can choose to buy back the contract at the agreed price. They waive most contracts. If Disney does exercise ROFR, the sale is cancelled and your listing goes right back up at no cost to you.
Once Disney waives, the title company handles the deed transfer, and you get paid. The whole process from accepted offer to closing typically runs 45 to 60 days. We keep you posted every step of the way.
What You're Responsible For as a Seller
Your costs are straightforward. You pay our 6.9% commission and Disney's $150 estoppel fee. The buyer pays the closing costs and Disney's $500 administration fee. That split is standard across the industry, but here's where we're different: we don't let buyers negotiate those costs onto you during the offer process. Some brokers allow that, and sellers end up paying an extra $500 to $700 they didn't expect. We don't play that game.
If your closing falls between January and November, the buyer reimburses you for annual dues on the current year's bankable points. If you close in December, no reimbursement is needed for current year points. It's a clean, predictable process.
