When you're ready to purchase a DVC contract, several practical factors affect your experience:

  • Resale Restrictions: Resale contracts purchased after January 2019 cannot access certain Disney collections outside of the core DVC resorts. This includes Disney's cruise line, Adventures by Disney, and some hotel collections. If you plan to use points for these options, you'll need to purchase directly from Disney.
  • Annual Dues Structure: Every resort charges annual dues that cover maintenance, utilities, and property taxes. These dues increase each year, typically 3-5% annually. Factor these ongoing costs into your ownership budget.
  • Right of First Refusal (ROFR): Disney reserves the right to purchase any resale contract at the agreed-upon price. This process typically adds 30-45 days to your closing timeline. Popular resorts and low-priced contracts are more likely to be taken back by Disney.
  • Banking and Borrowing: DVC allows you to bank unused points to the following use year or borrow points from the next use year. This flexibility helps when your vacation plans change, but points can only be banked once and expire if not used.

Making Your Decision

The best DVC resort for your family depends on how you vacation and what aspects of the Disney experience matter most to you. Families who visit Magic Kingdom frequently might prioritize monorail resorts like Polynesian or Grand Floridian. Those who prefer Epcot and want walking access might choose Beach Club or BoardWalk.

Consider your typical vacation patterns over the next few years. Do you usually take long trips where you'd appreciate a full kitchen and multiple bedrooms? Resorts that hold their resale value well, sit close to high-demand parks, have reasonable annual dues, and offer a range of room types consistently rise to the top of buyer interest. Resorts that score lower on location or carry high dues tend to trade at steeper discounts on the resale market, even if the accommodations themselves are excellent.

Polynesian Villas and Bungalows ranks high across nearly every category. The location on the monorail loop gives you Magic Kingdom access without a car or bus. Annual dues are competitive for a monorail resort. The bungalows over the Seven Seas Lagoon are some of the most requested rooms in all of DVC. Resale prices reflect the demand, typically running $150 to $175 per point, but buyers who want that location consider it worth the premium. Bay Lake Tower sits directly connected to the Contemporary and within walking distance of Magic Kingdom. For families who spend most of their time in that park, no other resort competes on pure convenience.

Best Value Resorts by the Numbers

Saratoga Springs Resort and Spa is the largest DVC resort by room count, which means availability is consistently better than at smaller resorts. It also has some of the lowest resale prices in the system, often trading between $95 and $120 per point. Annual dues at Saratoga are moderate. The Disney Springs location does not offer the same park proximity as the monorail resorts, but bus transportation to all four parks is reliable. For buyers who want a high point count at the lowest entry price, Saratoga Springs is the most common starting point.

Old Key West is the original DVC resort, opening in 1991. Contracts run through 2042, which is why resale prices tend to be the lowest in the system, often in the $80 to $100 range. The villas are larger than almost any other DVC resort for the same point cost. If you want space and do not mind taking a bus to the parks, Old Key West offers the best square footage per point dollar in the whole DVC lineup.

Disney's Riviera Resort and BoardWalk Villas consistently rank high for EPCOT area buyers. Beach Club Villas offers the closest DVC access to EPCOT's World Showcase and Hollywood Studios.
